Inspections: who, why, what & great offers

Inspections are independent of the builder, realestate agent and vendors and its representatives. A inspection can be performed before you buy a home or start construction, during construction or after construction, to advise you as the buyer advise of the issues.

Who is this service for?

The investor/owner occupier – established home

You are buying an established home: So your buying a home but don’t know the condition. You would be looking for a “Pre-purchase Inspection” report.

Property Investors – new home

You are a property investor: As a property investor, you know what you’re looking at but can’t afford the time and demand independence. If you are building your next investment, buy the bundled “Investors Bundle“.

The “Investors Package” comes loaded with a dilapidation report of existing site before construction, five inspections during the construction stage, a Practical Completion Inspection (PCI), Tax Depreciation Schedule and in six years time we will come back and give you the warranty inspection before the structural statutory warranty period ends.

Owner occupier – new home

You have a builder constructing your new home: As an upcoming owner occupier you need that assurance the builder is building to the design and specification. If you are building your new home, buy the bundled “New Home Package“.

The “New Home Package” comes loaded with a dilapidation report of existing site before construction, five inspections during the construction stage, a Practical Completion Inspection (PCI) and in six years time we will come back and give you the warranty inspection before the structural statutory warranty period ends.

Clients in renovations

You have a builder remodelling the bathroom, putting in an extension: The “Renovators Bundle” offers you the dilapidation report and a Practical Completion Inspection report.

Why should you get an inspection?

Claims assessment

Progress claims are payments made to the builder at the completion of a stage, say concrete pour. In many instances, the banks may require evidence of the work done to release the money for the work done, or alternatively you may require a report which details to the builder why entitlement to a progress claim is not available. If this is what you need, then either purchase a new home bundle, investors bundle or the construction stage bundle. We also offer specific stage reports.

Peace of mind

Knowing that an independent assessor is looking out for your interest, will give you comfort. If there is any connection between us and the builder, we will tell you of the conflict and either refund your money or agree on how to manage its the conflict. Expertise

There is nothing we haven’t seen: Our assessors have over 20 years of construction experience each, that’s a whopping 60 years. Our skills have been developed in residential, commercial, industrial, civil and transportation construction. Bobby and Zabi are builders by trade and qualified civil engineers. Jim is a construction manager and site foreman for tier 1 builders in NSW.

Negotiation

Reports give you leverage: You may want to push the price down on an established home, or accept a defect the builder has created; inspection reports are a great tool to document the position.

Warranty / Insurance

Evidence for claiming warranty or documenting for an insurance claim: inspection report provide your with evidence which is referenced to standards and tolerances to table with your builder or the insurer.

Damage assessment

Site conditions before work: finding who is at fault for a particular issues can be difficult and demoralising. Getting a dilapidation report of the site, building, surrounding infrastructure such as fences, power pole, roads , paths etc. will put you at ease when authorities come to seek remediation costs.
